The House in Malibu

Brooke goes on a very long date with a rich guy to his chalet in the hills. When she hurts her ankle she's left behind in bed while he goes to play with friends. His father unexpectedly arrives to find Brooke in his bed and the older man is interested in taking advantage of the situation. He quickly seduces her, astonishes her with his skills in bed, then recruits her to house-sit his place in Malibu for him.
Of course, that means taking care of him on his visits, but she's fine with that. Only Mr. Sterling likes bondage and submission games. It's all new to Brooke, and so is the scalding heat she feels while acting her 'role'. Soon he has trainers coming to teach her everything from etiquette to pole dancing and erotic massage. Not to mention, of course, discipline. Brooke gets to enjoy the fabulous house in Malibu, make scads of money, and then take part in Sterling's thrilling games whenever he shows up.
When he starts bringing friends, though, she has second thoughts. But the dark heat takes control and she finds herself melting into the role as she learns to submit to him, his guests or anyone else who shows up!
