I went from landlord to trained syndicator to serving passive investors and became one myself. Syndicator Definition: An active investor who pools capital from passive investors to purchase commercial property. Along the way, I rubbed shoulders with millionaire mentors with extensive experience and stumbled onto the truth behind a well-known strategy in commercial real estate: refinancing a multifamily property. At first, my confused mind said no because of the low risk and aggressive returns.
It defies the conventional wisdom that low risk yields low returns.  The book demonstrates historically why multifamily real estate remains a stable investment compared to equities. It gives high-income professionals or wealthy investors a young retirement and financial freedom. Many fear promoting this veritable gold mine because it confuses minds. However, the wise believe confusion is the doorway to understanding-and wealth.
I admit how syndicators sometimes take advantage of investors and offer my vision of passive investors having an advocate who underwrites deals, vets syndicators, negotiates profitable terms and more protections, monitors performance, and does strategic planning. Syndicators who collaborate will raise more capital for more deals. All this will give investors and syndicators real power to provide a more enjoyable life to their loved ones.
